Save money and energy at your multi-family property
Start your saving journey today! The Multi-Family Energy Savings offering provides technical and financial assistance to help property owners and public housing authorities make energy efficiency improvements. Participation is easy and involves three easy steps:
- Apply by completing our online form
- Receive a free energy assessment and energy-saving products
- Work with a participating program contractor to complete the recommended improvements
Eligible properties may qualify for free or incentivized comprehensive energy-saving improvements in common areas and tenant spaces.

Eligibility
To qualify for the Multi-Family Energy Savings offerings, the property must be public housing or have three or more units and be located within an area served by ComEd and/or Nicor Gas, Peoples Gas or North Shore Gas. See below for more detailed eligibility qualifications based on program path.
- Tenants who live in multi-family residences are encouraged to inform their landlords or property managers of the Multi-Family Energy Savings offering’s saving opportunities.
There are three primary ways that a property may qualify for income-based incentives. Customers are encouraged to call the Multi-Family Energy Savings program directly to speak with a representative to determine whether your property is eligible.
- Properties may qualify based on where the building is located (census tract). The census tract must have a median household income less than or equal to 80% AMI for that metropolitan statistical area (MSA) or county (using a 50% density threshold). This map from the U.S. Department of Housing and Urban Development (HUD) gives a general sense of where many of the income eligible properties are located. Many buildings, however, qualify that are outside of income-eligible regions on this map.
- If the tenants or the property receive any housing financial assistance (e.g., Section 8 vouchers, Chicago Low Income Trust Fund, Tax Credits), the property may qualify. See a full list of the financial subsidy programs here. Note, vouchers should be applicable to 25% or more of units.
- If at least 25% of rents charged for tenant units is less than the market rate, the property may qualify. These resources for Chicago or non-Chicago buildings can be used to compare the rent charged.
If your property does not meet income eligibility, it still may qualify for other incentives in the offering through the market-rate path.

To qualify for public housing incentives, any building owned and/or managed by a public housing authority in the associated utility service area is eligible for service under the Multi-Family Energy Savings offering. In addition to residential buildings with three+ units, the following public housing building types are also eligible:
- Common area buildings (e.g., daycare centers or administrative offices)
- Exterior spaces (e.g., parking lots)
- Single family homes, commonly known as “scattered sites” and duplexes (i.e., two-unit residential buildings)
Assessment
Your free energy assessment will be performed by one of our energy advisors. The assessment is a visual inspection that helps determine ways you can save energy throughout your property, as well as incentives you may qualify for.
- The energy advisor will identify savings opportunities in your property’s common areas and examine your equipment including domestic hot water and space heating and cooling systems.
- They will also assess a sample tenant space with you to identify more energy-saving opportunities.
If you choose to implement a project recommended from your assessment, a single point of contact will be assigned to serve you throughout the entire project to help you select cost-effective solutions and manage bids form qualified contractors. We will provide ongoing construction oversight, project guidance, and will follow up with you one work is complete. If you choose to implement multiple projects, the same single point of contact will also assist you.
Following the assessment, the energy advisor will provide you with a personalized report containing additional ways to save money and energy.
Additional Incentives and Improvements
Save with deeply incentivized, (and in some cases FREE) energy-saving upgrades that will help lower operating costs in the long-term. Incentives may be available for the following improvements:
- Weatherization improvements, including air sealing and insulation
- Packaged terminal heat pumps and air conditioners
- High-efficiency furnaces and variable speed drives (VSDs)
- Cooling equipment including ACs and refrigerators

Your property may be eligible for energy saving products including:

WaterSense® showerheads and flow optimizers
Experience consistent water temperature and pressure at a reduced flow rate with upgraded energy efficient showerheads.

WaterSense® certified faucet aerators
Use up to 30% less water than standard faucet aerators to save water as well as energy used to heat it.

Pipe insulation
Keeps water in your water pipes warm longer, helping you lower water consumption and energy used by your hot water heater.

Door sweep
Enhance the comfort of your home with adhesive door sweeps. Reduce drafts to keep your home at your desired temperature.

Air filter
Remove harmful particulates, keeping you safe from allergens and bacteria. Enhance the efficiency of your heating & cooling system.

Smart thermostat (including Sensi, Nest E, Nest Learning and more)
Save on heating and cooling costs with smart features that make a difference in home comfort and energy conservation.

Programmable thermostat
